Specifications  
Structure:
Foundation as designed by structural consultant, brick work masonry for load bearing walls, RCC slope and flat roof slabs.
Flooring:
Premium quality vitrified tiles for the entire villa except in kitchen, bathrooms and utility area.
Kitchen:
Polished granite top counter. Stainless steel sink with drain board. Ceramic tiles upto 75 cms height from kitchen counter.
Toilet:
Anti-Skid ceramic tiles for flooring and glazed tiles on wall up to 2.10 meter height.
Doors and Windows:
Front door frame and shutter in teak wood and all other doors in premium quality hard-wood frames and paneled shutters. Hard- wood frames and shutters for windows and ventilators.
Electrical:
Concealed conduits with premium quality copper wiring with ample points for light, fan, and home appliances controlled by ELCB and MCB. Provision for telephone/intercom facility.
Plumbing:
Concealed pvc pipes and premium quality chromium plated fittings. Sanitaryware Parryware or equivalent.
Painting:
Premium emulsion paint over putty finish for internal walls. Weather shield emulsion for external walls. Emulsion paint for woodwork and grills.
Water Supply:
Water supply through overhead tank. Provision for muncipal/panchayat water connection.

Schedule of Payment:  
On booking

On registration of land and signing the agreement*
:
45% of the total cost +statutory taxes.
On completion of foundation
:
15% of the total cost + statutory taxes.
On completion of ground floor slab
:
15% of the total cost + statutory taxes.
On completion of the first floor slab
:
20% of the total cost + statutory taxes.
On completion and handing over
:
5% + statutory taxes and deposits

"The Pearl" is a time bound project, hence, any delay in receiving the payment as per the signed agreement, we reserve the right to cancel the allotment, and in that case the paid amount will be returned without any interest, only after the re-allotment to another party.
Terms and Conditions

Payments by DD / local cheques favouring "Thodupuzha Builders & Developers (P) Ltd." payable at Thodupuzha.
2
Individual Villas will be completed within twelve months from the date of obtaining the individual building license.
3
Possession shall be given to the customer only after settling all the dues to the firm.

Statutory deposits, building tax etc. to be borne by the buyers.Also the deposits for electricity connection, local authority water connection if available and House Owners' Association, share of cost of transformer if required and its cabling, Construction Workers Welfare Fund and other deposits will be paid proportionately by each Villa owner.

All transactions are subject to Thodupuzha jurisdiction only.

Once allotted and agreement signed, the prices are firm.
